Real Estate Sale Information
General Information:
The Putnam County Sheriff's Office holds real estate auctions on Monday at the East Door of the Courthouse, ordered by the Court, when there are properties to be sold. There are no Sheriff's Sales on federal holidays. Sales are advertised in the Putnam County Sentinel Newspaper unless other wise requested by the Plaintiff's attorney. Sheriff's Sale of Real Estate (Foreclosure) is advertised for three weeks prior to sale date. Properties may be withdrawn from a sale with a court order up until the time of the sale.
All Sales are classified, "BUYER BEWARE"

Terms of Sale:
At the Auction-
All properties sold require a 10% down payment
at the time of purchase. Payments made at the time of purchase may be
cash, money order, cashier check or certified check. If the down-payment
is not made immediately at the time of the sale, the Sheriff shall disregard the
bid, and shall immediately re-offer the property for sale. A successful bidder who cannot immediately make the down payment may also be held in contempt
of court.
Terms on Tax Sales-
On Delinquent Tax Sales the full sale amount is due at the time of the sale.
After the Purchase-
Documents of the sale is made to the Court.
An "Order confirming the Sheriff's Sale, Ordering Deed and Distribution of Proceeds" is filed with the Court by the attorney of record. Property still belongs to the owner even though the order of sale has been issued from the courts. If you enter the property without the owners consent you can be charged with trespassing charges as follows:

ENTERING THE PROPERTY WITHOUT THE PERMISSION OF THE OWNER OR OCCUPANTS IS A VIOLATION OF OHIO REVISED CODE SECTION 2911.21, PUNISHABLE UP TO 30 DAYS IN JAIL AND $250.00 FINE.
NOTE: If you purchase a property at sheriff's sale, and have a ten percent deposit down, it still belongs to the original owner until the Common Please Judge has signed the confirmation of sale. This process can take up to 30 days or more. This is hard for people to understand, and can be very risky in terms of money and other concerns. If you have any questions regarding this you should consult your personal attorney before any real estate purchase form the sheriff sale. We cannot advise you of any legal questions you may have.
Upon receipt of the above order, the purchaser will be notified to pay to the Putnam County Sheriff the balance of the sale proceeds. DO NOT bring the balance until notified by the Sheriff's Office. The balance must be a cashiers check or a certified check in order to receive your deed at the time of payment.
When the purchaser picks up the deed from the Sheriff's Office, it is the purchaser's responsibility to have the deed recorded with the County Recorder's Office; located in the Putnam County Courthouse, second floor.
